Standard Residential Inspection

At Square 1 Inspections, we adhere to a Standard of Practice (SOP) based on industry best-practices.

Every Square 1 residential property inspection will cover at a minimum: Roofing, Exterior Areas, Basements/Foundations/Crawlspaces, Heating and Cooling Systems, Plumbing and Electrical Systems, Fireplaces, Attic Spaces, Ventilation and Insulation, Doors, Windows, and Interior Areas. For a complete breakdown of what's included in a standard inspection, click this link to see the InterNACHI SOP.

Please note that not every defect present in a home will be identifiable by your inspector.  An important consideration to remember is that a property inspection is considered non-invasive and visual in nature.  Defects which have been hidden due to construction (such as those behind wall surfaces, etc.), inaccessibility, risk of danger to the inspector, or are otherwise out of scope for the inspector will not be covered in your report.

Commercial Inspection

Every Square 1 commercial inspection adheres to the InterNACHI Standards of Practice at a minimum.

While every commercial inspection is unique, clients can rest assured that every Square 1 commercial property inspection will cover at a minimum: Roofing, Exterior Areas, Structural Components, Heating and Cooling Systems, Plumbing and Electrical Systems, Ventilation and Insulation, Doors, Windows, and Interior Areas (including operational and production areas). For a complete breakdown of what's included in a standard inspection, click this link to see the InterNACHI SOP.

Radon Testing

Square 1 Inspections is a Certified Radon Testing Agency

Radon is an invisible, odorless gas that can cause a number of health problems for you and your family members or employees.  The most serious of which is lung cancer.  The EPA recommends Radon testing in any enclosed space where there’s a chance of radioactive materials found to be in a state of decay in the local soil bed.

In the Mid-West, the soil is especially susceptible to Radon permeation.  In most areas, real estate transactions will not be able to close until a suitable Radon measurement has taken place.  At Square 1, we take Radon seriously and our measurement techniques are pulled straight from the EPA playbook.  Further, our inspectors are InterNACHI-certified for Radon detection and measurement.  So go ahead and give us a call for all of your Radon concerns!

Remote Image Capturing Using Drone Technology

At Square 1 We Feel Going the Extra Mile is Worth its Weight in Gold

Property inspection is rough.  Inspectors never know what they’re going to walk into when they approach a property–angry pets, pest infestations, unsafe utility systems, etc.  At Square 1 we feel every buyer should know what they’re getting to the best of their ability.  That’s why we go where others can’t or won’t.

Our inspectors use state-of-the-art video and image capturing equipment to get into places our competitors can’t or won’t enter so you can get the inspection you’re paying for even when it seems impossible.

Keep in mind, even state-of-the-art technology has its limitations and Square 1 reserves the right to say ‘no’ to protect our personal safety and our tools.

Square 1 Inspections Uses Thermography. Here's Why...

01

Infra Red (IR) Cameras See Heat

IR helps our inspectors find hot and cold spots inside your walls, under your floors, and in your attic.  This helps evaluate the thermal envelope of your home and identify where more insulation may be needed.

02

IR Cameras Find Leaks

Small leaks are commonly hidden behind walls, under floors, and above ceilings.  Depending on how small the leak, it may go unnoticed for years, slowly deteriorating the structure and insulation.

03

IR Cameras Find Pests

Insect infestation in attic and basement spaces is common throughout North America, but they’re not always easy to spot with the naked eye.  With Thermography, Square 1 has an advantage in spotting nests in even the most invisible areas of the home.

04

IR Cameras Find Vermin

Rodent infestation can be extremely destructive.  Mice and other rodents chew on insulation, electrical wiring, framing components, and anything else in their path.  Unfortunately, most of their misdeeds are accomplished inside your walls or in the attic–out of sight and out of mind.

05

IR Cameras Find Electrical Problems

Among the most dangerous defects commonly missed in a home inspection are electrical faults.  Undersized wiring, loose connections, and failed breakers account for a large percentage of house fires in North America each year.

06

IR Cameras Find HVAC Problems

Heating, Ventilation, and Air Conditioning (HVAC) system defects can be hard to identify without Thermography.  Our inspectors use IR Cameras to check the performance of HVAC components to take the guesswork out of the equation.
